About custom ICF Homes

We made an early decision to specialize in Insulated Concrete Form (ICF) walls – and that decision was an easy one.  ICF homes offer enormous energy savings, higher quality interior air, high resistance to wind, while keeping a warm and cozy feel inside. As a client focused company, these features, among many others, met our commitment to custom home building excellence.

Due to ICF walls thermal dynamic design, we can use the steady ground temperature at the footer level to help heat and cool the entire house.  We believe using the earth’s natural energy to help heat and cool is the most sustainable and energy efficient method to build a home. The homes look like any other traditional home: you cannot see the concrete in the walls, just like you cannot see the 2×4’s in a traditional wall.

At ICF Homes, your home building experience will include selecting from cabinets, carpeting, trim, countertops, bathroom fixtures, and many other amenities directly from our suppliers. You will visit our supplier’s showrooms and select your own unique interior décor creating a home that can truly be called “custom”

David Phelps (Dave)

President

David Phelps (Dave), President, grew up in Roanoke, Virginia, and enjoys getting back to the Blue Ridge Mountains.  He graduated college from the Virginia Military Institute with a major in Physics.  In 2004, Dave decided to build his own home and did extensive research on the various building technologies.  He determined that Insulated Concrete Form (ICF) was the best way to build a home.  He recognized the geothermal dynamic benefits of concrete walls encapsulated in insulation and the strength of the walls to wind loads.  Dave realized there was a need in the residential construction market for stronger and more efficient homes so he started his custom ICF home building company.  It has become Dave’s passion to build safe, sustainable, and beautiful homes for his clients.  He still questions, “why are we still building homes out of wood?”  His personal ICF home is net zero (produces as much energy as it consumes) and has photovoltaic “solar” panels and thermal hot water collectors on the roof.  If you are passionate about building a high-performance net zero home that is safe, sustainable, and beautiful, an ICF home should be at the top of your list.

Dave lives in Fredericksburg, VA.  He has three grown children, is an avid fitness enthusiast, and enjoys being outside.  He is a past President of the Fredericksburg Area Builders Association (FABA) and has been on the board of directors for ten years.  Dave was honored with the 2020 Best Concrete Homes in North America award for one of his custom design-built homes.

Teressa Taylor Griffis

Sales Manager

Teressa Taylor Griffis, Founder and CEO of TTG & Associates, LLC is proudly serving as the Sales Manager for ICF Homes of Virginia and brings more than 30 years of experience exclusively in the building industry. As a serving member on the Board of Directors for the Fredericksburg Area Building Association, Teressa serves the community she loves while staying up to date in the building world and guiding policy that will enhance business for everyone in the Fredericksburg Area. As a proud mother of three grown children and with her devoted husband at her side, her priorities have always been faith, family, and community, and she looks forward to a successful collaboration with ICF Homes of Virginia.

Greyson Lohrey

Interior Designer

As a graduate of Interior Design and Marketing from Liberty University, Greyson built an exciting career over the last six years, including Custom Home Design, Furniture Design, and Staging.  Greyson renders space for ICF of Virginia clients and brings their vision to life.  With Greyson’s skills, there is no more guessing as to what the house will look like,  our clients will see it in 3-D before ground is even broken.  While assisting each client with every custom finish choice, Greyson imports the selected finishes straight from the source to a demonstrate for clients a 3-D cohesive home from exterior to interior.   See cabinet choices, countertops and flooring, custom millwork, specialty doors, and windows as they will appear true to life in decorated space and finishes and offering immediate edits for viewing and approval.  Visualize space and custom designed finishes as if seeing real time all the while taking away any doubts and offering peace of mind.

Outside of Designer Grey, her company, Greyson enjoys spending time with her husband and energetic one year old son strolling farmers markets, hiking, and of course, taking on DIY projects at home!

David Beloat

Project Manager

David Beloat, Project Manager, has over 20 years of construction experience; many of those years were spent building custom ICF homes.  He is married and an active father of three children.  He enjoys serving his church community,  golfing, and taking his kids fishing.  David enjoys building close relationships with our customers and helps keep our projects on schedule and within budget.

Dan Luniewski

Project Manager

Dan Luniewski, Project Manager, has over 20 years of construction experience in custom home building.  He is a husband and father of three grown boys. He enjoys fishing, golfing, hiking, and traveling to new places with his wife.  Dan is a great communicator and helps keeps our projects on schedule and within budget. 

Daniel Luniewski

Assistant Project Manager

Daniel brings to ICF Homes of Virginia years of experience with specialization in detailed trim work and cabinetry.  Daniel, a Virginia native, grew up in Midlothian, Virginia but currently resides in Richmond with his wife and their adorable puppy, River. When he is not lasered in on ICF Homes of Virginia builds, he spends his free time on his project cars and motorcycles.

Builder Dave Phelps has almost two decades of experience with residential construction, emphasizing quality and exceeding client expectations.  He established ICF Homes of Virginia to meet the growing demand for very efficient custom homes.

Builder Dave Phelps was a member of the graduating class of 1994 at the Virginia Military Institute, majoring in Physics.

Meet Dave Phelps

I have three teenage children, two daughters and a son, and I love being a dad! I enjoy spending as much time with them as possible. I am an avid fitness enthusiast and enjoy being outside.  I have completed triathlons, obstacle course races and CrossFit competitions. I am also very active in the Fredericksburg Area Builders Association (FABA) and was the President in 2017. I worked in corporate America for many years, and decided to build my own home in 2004. I looked into different building technologies and determined that Insulated Concrete Forms (ICF) are the best way to build a

home. My background is in Physics and I recognized the geothermal benefits to the concrete core and strength of the walls to wind loads. It has become my passion to build the most energy efficient homes for my clients. My personal house is a net zero, (produces as much energy as it consumes). We have photovoltaic “solar” panels and hot water collectors on the roof.
