Every build begins with a fixed-cost agreement, so you know the full number before construction starts. Every project runs on defined weekly updates and full access to your build through our project management software from day one. Every decision is made with you at the table.
Our Design Build Team
Most custom builders separate design from construction. The architect hands off to the builder. The builder interprets. Details get lost. Your vision arrives at the jobsite diluted.
We operate as a design-build team. The same group that works through your floor plan, your site considerations, and your finish selections is the team that builds your home. What you design is what gets built.

Built with ICF Construction
Every home we build uses Insulated Concrete Form construction. We do not offer this as an upgrade. It is how we build.
ICF homes maintain consistent indoor temperatures year-round, require significantly less energy to heat and cool, and are structurally stronger than wood-frame construction. They are quieter inside, more resistant to Virginia weather, and built to perform for decades without the maintenance traditional homes require.
We build this way because Dave Phelps, President of ICF Homes of Virginia, built his own home this way in 2004 after researching every method available. He chose ICF because the performance data was clear. Every home we have built since has used the same method.

Initial Design Meeting

Design Agreement
- Work with our design team to create a set of architectural plans.
- Our engineering professionals will provide the necessary surveys and soil reports.
- Meet with our interior design team to review your personal style preferences.

Construction Agreement
- At this time, architectural plans have been finalized, and a construction agreement is presented to move forward with the project.
- With our fixed-cost agreements, you’ll know the total cost of your new home upfront. We also include allowances for owner-selected finishes, giving you the flexibility to personalize your space.
- We can help connect clients with our preferred construction loan lenders, making the financing process easier and more efficient.

Construction
- Building permit requirements for the local building department are completed.
- The paperwork is submitted to the building department.
- The timeline for receiving a building permit can vary depending on the local building department. In some cases, it may take anywhere from three weeks to three months for the permit to be issued before construction can begin.

Interior Design
- Clients collaborate closely with our interior design team to choose every detail and finish for their home. They are also provided with professional 3D renderings, allowing them to visualize the design of each room. This stage ensures that the home aligns with the clients' personal style and needs.

Onboarding
- Once permits are in hand, your build officially begins - and so does your access to everything.
- You receive full access to our project management software from this point forward. Every update, every photo, every schedule change is visible to you in real time. You do not have to ask for information. It is there.
- You are introduced to every member of the ICF team, so you know exactly who handles what. No confusion about who to call. No waiting for information to filter through.
- Timeline expectations are set in writing at this stage and reviewed with you directly.

Construction Begins
- Now the exciting part begins!
- Weekly updates, including pictures and/or videos, are shared with clients through BuilderTrend, keeping them informed throughout the construction process.

Completion
- A final walkthrough is scheduled to confirm all details and ensure satisfaction.
- The official ICF handover day, when the home is officially handed over to the client.
