How We Evaluate Your Site

Before we can give you a realistic cost range or a design plan to build on your own lot, we need to understand what your lot requires. We evaluate: topography and grading requirements, soil conditions that affect foundation approach, access for construction equipment and material delivery, septic and well requirements for rural properties, setback requirements, and utility availability and connection costs.

Some lots are straightforward. Others carry site preparation costs that significantly affect your total budget. We identify those costs early so you have a complete financial picture before committing.

What ICF Homes Handles vs. What You Arrange

We manage the design, permitting, and construction of your home. Site preparation – clearing, grading, well drilling, septic installation – is typically coordinated by ICF Homes through our network of site contractors, with costs included in your construction agreement where applicable.

We walk through exactly what we handle and what falls outside our scope at your Initial Design Meeting.

Rural and Waterfront Builds

We regularly build on rural parcels, waterfront properties, and lots with complex access or topography. ICF construction is particularly well-suited to challenging sites because of its structural strength and moisture resistance. A home on a waterfront lot or a hillside property that experiences weather stress benefits significantly from ICF’s performance characteristics.
