Build the
LAST HOME YOU'LL EVER NEED TO BUILD
Aging in place. Not a compromise. Not a transition. A home designed from the start for how you want to live in the years ahead, built to perform without demanding your attention.
You are not starting from zero. You have lived in homes long enough to know what has not worked. The stairs that feel fine today. The exterior that requires painting every few years. The HVAC that runs constantly and still cannot keep the upstairs comfortable in August. The rooms that once made sense but no longer serve a purpose.
This home is the correction.
Single-level living. Wide doorways. Open floor plans that allow easy movement without feeling institutional. Outdoor spaces that are accessible and usable. Storage that is reachable. A home that works for you today and continues to work for you as your needs change.
We design with aging-in-place principles built into the plan from the beginning, not added as afterthoughts during construction. Universal design features incorporated at new construction cost a fraction of what retrofitting requires later. The average cost to retrofit a traditional home for aging in place runs between $3,000 and $50,000 or more. When these decisions are made at the design phase, they are invisible in the finished home and cost significantly less.
What this looks like in your home:
- Single-level floor plans with every room on one level
- Doorways at 32 inches or wider throughout
- Primary suite on the main level
- Curbless showers and accessible bathroom layouts built in from the start
- Open-concept layouts for easy movement throughout the home
Built to Perform Without Maintenance
ICF construction produces homes that require significantly less maintenance than traditional wood-frame builds. The exterior walls do not rot, warp, or require repainting. There is no organic material in the wall system for pests, mold, or moisture to exploit. The thermal performance means your HVAC system is smaller, runs less, and costs less to operate. The structure itself is built to stand for generations without the upkeep traditional homes demand.
You are not building a home you will spend the next twenty years maintaining. You are building a home that works.
Comfort That Does Not Depend on the Season
ICF walls maintain consistent indoor temperatures year-round. Virginia summers and winters test traditional construction. ICF homes stay comfortable without extreme HVAC loads because the building envelope itself does the work.
The indoor environment is noticeably quieter as well. ICF walls achieve a Sound Transmission Class rating of 50 to 56. Only about one-sixth as much sound penetrates an ICF wall compared to standard wood-frame construction. More than 80% of ICF homeowners report exceptional comfort satisfaction, compared to 22% of wood-frame homeowners.
For a couple who plans to be in this home for decades, that thermal and acoustic comfort is not a luxury. It is a quality-of-life decision that compounds over time.
A Home That Supports Your Investment
This home represents a significant financial commitment. ICF construction protects that investment in compounding ways.
The structure itself is more durable and less subject to the deterioration that affects traditional builds. ICF Homes lower operating costs across energy, maintenance, and HVAC, which reduces the ongoing financial burden of homeownership over time. Energy costs in ICF homes can run up to 50% lower than traditionally framed homes.
Many insurance providers recognize ICF’s fire resistance and structural resilience and offer lower premiums accordingly. Some appraisers in Virginia assign higher valuations to ICF construction, reflecting the reduced risk of structural damage and long-term maintenance costs.
This is not marketing language. It is physics. Dave Phelps, President of ICF Homes of Virginia, has a degree in it.
