- Have your own lot? Great! Need a lot? We will be happy to help you locate and secure a lot of your choosing. No need to purchase ahead of time. We can roll it all into one simple transaction.

Finalize Features & Upgrades
- Work with your ICF Homes of Virginia Sales Representative to select your standard finishes and any upgrades you’re interested in from our selections in each category. Our Semi-Custom system addresses each aspect of finishes of your home.

Construction Agreement
- Our ICF Homes Semi-Custom plans are 100% permit-ready, which means no delays in design or additional architectural hurdles.
- With our fixed-cost agreements, you’ll know the total cost of your new home upfront.

Permitting
- We ensure that all building permit requirements for the local building department are completed and submitted.
- The timeline for receiving a building permit can vary depending on the local building department. In some cases, it may take anywhere from three weeks to three months for the permit to be issued before construction can begin.

Onboarding
- Once permits are obtained, the onboarding process begins. ICF clients are guided through each step of the process, with clear timeline expectations provided along the way.
- Access to project management software is confirmed for real-time project updates.
- Clients are introduced to the ICF team, ensuring they know who to reach out to for different aspects of the project.

Construction Begins
- Now the exciting part begins!
- Weekly updates, including pictures and/or videos, are shared with clients through our project management software, keeping them informed throughout the construction process.
- 9 -
Handover Day
- A final walkthrough is scheduled to confirm all details and ensure satisfaction.
- The official ICF handover day, when the home is officially handed over to the client.
