DIY Home Build

Be Your Own General Contractor

Many of our client’s express interest in acting as their own general contractor but feel uncertain about the technical aspects of getting their ICF home to the roof or drywall stage. That’s why we offer two flexible phases of construction to assist in building your home. We handle the critical building stages, while you manage the completion of the project.

Our design process remains consistent— our team collaborates with you to create a custom home that fits your unique needs and preferences, all while carefully managing the construction budget.

Under Roof Phase

This DIY phase includes windows, doors, and interior framing. It’s ideal for those with home-building experience and ample time to manage the project. The owner acts as the General Contractor and is listed on the building permit, with ICF Homes serving as a subcontractor.

Drywall Phase

This DIY phase includes windows, doors, and interior framing, along with rough-in (HVAC, plumbing, and electrical) insulation and drywall. It’s a great cost-saving option for clients who prefer to manage the finishing stages of their home.
